Privacy Policy

At RemateJudicialCR.com we respect your privacy. This policy explains what data we process, for what purposes, with whom we share it and what your rights are, in accordance with Law No. 8968 on the Protection of the Person regarding the Processing of their Personal Data (Ley de Protección de la Persona frente al Tratamiento de sus Datos Personales) and its regulations.

1. Data controller

The party responsible for the Site’s databases is RemateJudicialCR. You can contact us about any privacy matter at info@rematejudicialcr.com.

2. What data we process

a) If you only browse. We record usage events linked to a random identifier stored in your browser and to the IP address you connect from: pages and properties viewed, how long you keep a property page open, searches and filters, map areas, button clicks, downloads, links to maps and calendars, ads, device type and where you came from (for example, a search engine, a social network or one of our emails, including the “utm” parameters in the link). As long as you have not signed in with your email address, this data is not linked to your name or your email address.

b) If you create an account or turn on alerts. Your email address; the access codes we send you (stored in encrypted form and with a short expiry); the criteria of your alerts (area, price and the like); your favorite properties; your reminder preferences; the dates of registration and last sign-in, and the date on which you accepted these terms. We do not use passwords.

Usage history linked to your account. When you sign in with your email address, the usage events from that browser become linked to your account, including those recorded in that same browser before you signed in. If you use several devices with the same email address, your activity is combined under that account. This history is seen only by the RemateJudicialCR team and is not shared with advertisers or with third parties.

c) If you answer a survey. Your answers, linked to your browser’s random identifier and not to your name. We ask that you not include personal data in the free-text fields.

d) Technical logs. Our servers log IP addresses and technical data about requests for security, abuse prevention and troubleshooting purposes. The IP address is also stored together with the usage events described in points a) and b), which allows us to recognize when several visits come from the same place or to distinguish legitimate use from abusive use.

e) Data that appears in auction notices. The names of the parties and other details of the proceedings come from publicly accessible auction notices (edictos) published in the Boletín Judicial (Costa Rica’s official judicial gazette). We process them for the same informational purpose for which they were published, we do not combine them with visitors’ data and we do not build profiles of people. See section 8 if you appear in a notice.

3. What we use it for

  • Providing the service: sending you access codes, alerts about new auctions, reminders and necessary messages about your account.
  • Improving the Site: knowing which sections, areas and features are used, where visits come from and, in the case of accounts, how each person uses the service, in order to detect problems, improve features and, if you write to us, handle your inquiry knowing how you have used the Site. We do not make automated decisions that affect you based on this data.
  • Measuring ads: how many people see or click on them, in aggregate form.
  • Protecting the service: preventing abuse, improper access and the use of temporary email addresses.
  • Complying with legal obligations or requirements of a competent authority.

We do not sell, rent or transfer your personal data for third-party advertising purposes. Advertisers receive, at most, aggregate figures.

4. Who we share it with

  • Providers that help us operate: hosting and infrastructure, email delivery (for example, Amazon Web Services) and analytics (Google Analytics / Firebase). They receive only what is necessary for their function.
  • domoCR: only if you choose “List your property” do we send domoCR your email address and an identifier to open your session there without creating another account. From that point on, domoCR’s privacy policy applies.
  • Professionals you contact: if you write to the lawyer or another professional via WhatsApp, that message goes directly from you to that person through WhatsApp; we do not see the conversation. We only record, anonymously, that the button was clicked.
  • Authorities: when there is a legal obligation or an order from a competent authority.

Some providers process data outside Costa Rica. In those cases, their contractual safeguards and privacy policies apply. To prepare summaries with artificial intelligence, we send the text of the public auction notices to specialized providers, never visitors’ data.

5. Cookies and local storage

We use the browser’s local storage to save the random visit identifier, your session if you signed in with your email address, and usage preferences (for example, whether you have already answered or closed the survey). If you delete that identifier, your browser will be recorded as a new visitor; your previous history will remain linked to your account if you had signed in with your email address. Google Analytics may use its own cookies. You can delete them from your browser; the Site will keep working, although you will have to sign in again.

6. How long we keep it

  • Access codes: they expire within minutes and are discarded.
  • Account, alerts and favorites: while the account is active or until you ask us to delete it.
  • Usage history linked to your account: while the account is active. If you delete the account, that history is unlinked from your email address and remains as anonymous data, useful only for statistics.
  • Usage statistics and survey responses: as long as necessary to analyze trends; they may be kept in aggregate form.
  • Technical logs: for short periods, unless they are needed to investigate an incident.

7. Security

We apply reasonable technical and organizational measures: encrypted connection (HTTPS), encrypted one-time access codes, short-lived signed links for domoCR and restricted access to the systems. No system is infallible; if we detect an incident that affects your data, we will inform you in accordance with the law.

8. Your rights

Under Law No. 8968, you may request access to, rectification of or deletion of your personal data, and revoke your consent. In addition:

  • You can stop receiving emails at any time using the “unsubscribe” link in each message.
  • You can delete your alerts and favorites from your account, or ask us by email to delete your account completely.
  • If you appear in an auction notice and believe that the information is inaccurate, that the auction is no longer going ahead or that its publication no longer serves its purpose, write to us with the case number or the link to the property. We will review the case and, where appropriate, correct, hide or remove the information.

We will respond within the legal time limits. We may ask you for information to verify your identity before handling the request. If you are not satisfied, you may turn to the Agencia de Protección de Datos de los Habitantes (PRODHAB), Costa Rica’s data protection authority.

9. Minors

The Site is intended for people of legal age. We do not knowingly collect data from minors; if we detect an account belonging to a minor, we will delete it.

10. Third-party sites and ads

This policy does not cover the third-party sites we link to (advertisers, domoCR, WhatsApp, Google Maps, among others). We recommend that you review their own policies.

11. Changes to this policy

We may update this policy. The version in force is the one published here, with its update date. If the change is significant and you have an account, we will try to notify you by email.
