Terms of Use

This is an English translation provided for convenience. If there is any difference between this translation and the Spanish version, the Spanish version prevails.
1. Acceptance
By accessing or using RemateJudicialCR.com (hereinafter, “the Site” or “the Platform”), you declare that you have read and understood these Terms of Use and agree to be bound by them, together with the Privacy Policy. If you do not agree, we ask that you not use the Site. To create an account or turn on email alerts, you must be of legal age and have the legal capacity to enter into binding obligations.
2. What RemateJudicialCR is and is not
RemateJudicialCR is an independent information platform that collects, organizes and presents data on judicial auctions of real estate in Costa Rica, based on the auction notices published in the Boletín Judicial. We offer maps, listings, calendars, calculators, email alerts and summaries prepared with the assistance of artificial intelligence.
- We are not a public entity, nor do we have any relationship or agreement with, or represent, the Judiciary, the National Printing Office (Imprenta Nacional), the National Registry (Registro Nacional) or any other State institution.
- We do not organize, conduct or intervene in the auctions. Auctions are held exclusively before the courts, under their own rules.
- We are not a party to the proceedings, we do not represent creditors, debtors or bidders, and we do not charge commissions for the award of properties.
- We do not sell or offer the properties that appear on the Site; their inclusion is not an offer for sale.
3. Source and nature of the information
Auction notices are publicly accessible official publications whose legal purpose is precisely to make the auction known to anyone interested. The Site reproduces and structures that information (case number, court, parties, registered property (finca), location, base prices, dates, encumbrances and conditions) for the same informational purpose, and may supplement it with data from other public sources, such as the cadastre or map services.
The information is extracted and processed automatically, including with artificial intelligence tools. Therefore:
- It may contain errors or omissions, or be out of date. An auction may be suspended, rescheduled or annulled, or may end because the debt was paid, without the Site reflecting it in time.
- In the event of any discrepancy, the auction notice published in the Boletín Judicial and what is recorded in the court case file prevail.
- Map locations may be approximate when the notice does not allow exact coordinates to be determined; the location on the map is not a substitute for the cadastral survey plan (plano catastrado) or an inspection of the property.
- Summaries, risk analyses and calculations (for example, of costs or returns) are indicative estimates, not appraisals or expert opinions.
- The Site does not report on the physical condition, occupancy, people in possession, unpaid taxes or utility bills, or other charges not stated in the notice.
4. Not professional advice
Nothing published on the Site constitutes legal, financial, tax, investment or real estate advice. Taking part in an auction involves risks that you assume. Before bidding, we recommend that you review the case file, research the registered property at the National Registry, visit the property and get advice from a lawyer you trust.
5. Contact with professionals
The Site may display the contact details of independent professionals (for example, a lawyer) so that you can write to them directly, via WhatsApp or other means. The relationship you establish with that professional is direct and exclusively between the two of you: RemateJudicialCR does not provide legal services, is not a party to that relationship, does not guarantee results and is not liable for the advice, fees or work agreed upon. The WhatsApp conversation is also governed by that service’s terms.
6. Account, alerts and reminders
You can sign in with your email address using a one-time code, without a password, to create alerts by area and price, save favorites and receive reminders before an auction. By doing so:
- You agree to use your own email address and to keep that email account secure; anything done from your session is presumed to have been done by you.
- You agree to receive the emails that you yourself turn on (alerts, reminders and messages about the service). You can unsubscribe at any time using the link included in each email.
- You understand that alerts and reminders are an aid: they may arrive late, not arrive at all or not include every auction. They should not be your only way of finding out about a date.
We may suspend or delete accounts that breach these terms, that use temporary email addresses or that remain inactive for extended periods. You may request the deletion of your account at any time by writing to the contact email address.
7. Listing properties on domoCR
The “List your property” option takes you to domoCR, a real estate listings portal linked to the Site, using the same email address so that you do not have to create another account. The listings you publish on domoCR are governed by that portal’s terms, and you are solely responsible for their accuracy and for having the right to offer the property.
8. Permitted use
You may use the Site for lawful personal, informational and professional purposes. The following is not permitted:
- Extracting the content in bulk or by automated means (bots, scraping, systematic downloads) to resell it, republish it or create services that compete with the Platform, without written authorization.
- Using the personal data that appears in the auction notices to harass, pressure, defame or discriminate against debtors, creditors or other people, or to contact them for improper purposes, or to build profiles or lists of people.
- Presenting yourself to third parties as a representative, partner or employee of RemateJudicialCR, or of the Judiciary based on information from the Site.
- Attempting to breach security, access restricted areas, overload the service or interfere with its operation.
- Submitting false, offensive or unlawful content in surveys, forms or other areas of the Site.
9. Data on people who appear in auction notices
The names of the parties and other details of the proceedings appear because they were officially published that way in the Boletín Judicial. We do not obtain them from any other source or cross-reference them with visitors’ information. Even so, if you are a person named in an auction notice and you believe that the information is incorrect, that the auction is no longer going ahead (for example, because the debt was paid or the auction was annulled) or that its publication no longer serves its purpose, you can write to us with the case number or the link to the property. We will review the request and, where appropriate, correct, hide or remove the information within a reasonable time.
10. Advertising and third-party links
The Site displays ads and links to external sites (for example, Google Maps, the SNIT, WhatsApp, domoCR or advertisers’ sites). We do not control and are not liable for their content, products, services or policies. An ad or link does not imply a recommendation or endorsement; any business you do with an advertiser is exclusively between the two of you.
11. Intellectual property
Court notices are public documents and we claim no rights over their content. However, the following do belong to RemateJudicialCR: the Site’s design, its code, its brand and logos, the educational texts (guide, glossary, frequently asked questions) and the selection, structure, enrichment and presentation of the data. You may share links and quote specific information while citing the source, but you may not copy the Site or substantial parts of it without authorization.
12. Service availability
The Site is provided “as is” and “as available,” currently free of charge. We may modify, suspend or withdraw features at any time, without this giving rise to any liability. If paid services are offered in the future, their terms (price, renewal, cancellation and the right of withdrawal under Law No. 7472) will be disclosed before you sign up for them.
13. Limitation of liability
To the fullest extent permitted by Costa Rican law, RemateJudicialCR, its owners and staff shall not be liable for direct or indirect damages, lost profits or loss of opportunities arising from:
- Decisions to bid, buy or invest, or not to do so, made on the basis of the information on the Site.
- Errors, omissions, delays or outdated information in the data, alerts or reminders, including date changes or suspensions of auctions.
- The outcome of court proceedings, the actual condition of the property or undisclosed charges.
- Services, advice or products of third parties, professionals or advertisers contacted through the Site.
- Interruptions, technical failures, data loss or unauthorized access beyond our reasonable control.
Nothing in the foregoing excludes liability that the law does not allow to be limited.
14. Indemnity
You agree to hold RemateJudicialCR harmless against third-party claims arising from your improper use of the Site or from your breach of these terms, including reasonable defense costs.
15. Changes
We may update these terms. The version in force is the one published on this page, with its update date. If the change is significant and you have an account, we will try to notify you by email. Continuing to use the Site after a change implies your acceptance of it.
16. General provisions
If any clause is declared invalid, the remaining clauses will remain in force. Our failure to exercise a right at any given time does not mean that we waive it. These terms, together with the Privacy Policy, constitute the entire agreement between you and RemateJudicialCR regarding the use of the Site.
17. Governing law and claims
These terms are governed by the laws of the Republic of Costa Rica, and any dispute will be submitted to its courts. Before pursuing any other avenue, we ask that you write to us to try to resolve the matter directly. This does not limit any rights you have as a consumer before the competent authorities.
